HomeTree Care ResourcesArticle

Commercial properties in the Lehigh Valley — shopping centers, office campuses, HOA communities, apartment complexes, industrial facilities — have different tree service needs than residential customers. A single large property may have dozens or hundreds of trees requiring regular maintenance, and the stakes of a tree failure are higher when employees, tenants, or the public are regularly on-site. Here is what to look for in a commercial tree service contract.

Defined Scope of Work

A commercial contract should specify exactly which trees are covered and what work will be performed. Vague language like “general tree maintenance” creates disputes. A good contract specifies:

  • Which trees are included — by count, location, or site map
  • The maintenance tasks — deadwood removal, crown cleaning, clearance pruning, stump grinding
  • Service frequency — annual, semi-annual, or condition-based
  • What triggers additional work and how it is priced

ANSI A300 Compliance Language

All pruning work should be performed to ANSI A300 American National Standards for Tree Care Operations. This is the industry standard. Contracts that do not reference ANSI A300 leave you open to work performed to a lower standard — specifically, confirm the contract prohibits topping, lion-tailing, and flush cuts.

Emergency Response Provisions

Commercial properties need a clear emergency response protocol: what constitutes an emergency, response time commitments (2-hour response, 24/7 availability), and emergency pricing — flat rate, a multiplier, or contract rate.

Insurance Requirements

For commercial properties, typical requirements are $2 million or more in general liability coverage, workers’ compensation at statutory limits, the property owner named as an additional insured, and a certificate of insurance provided before work begins each year.

Documentation and Reporting

Professional commercial contractors provide documentation of every service visit: work performed, which trees, date, and crew. Annual property reports showing maintenance history are valuable for liability management. If a tree fails and someone is injured, documentation of your maintenance program is your primary defense.
